Coastal Law (Ley de Costas)
Properties within the coastal protection zone are subject to restrictions on modification and use. We verify the status of every coastal property before acquisition.
NIE Required
As in all of Spain, a NIE is mandatory for foreign buyers to purchase property and sign at the notary.
Tourist Licence Restrictions
Sitges regulates short-term tourist rentals. A valid licence is required and must be verified before purchase if rental income is planned. We confirm licence status during due diligence. Sitges isn't issuing new licences and has paused hotel and tourist-apartment licensing since January 2026. Existing licences run to November 2028 under Catalonia's regional decree; renewal beyond that date hasn't been decided in Sitges.
Non-Resident Income Tax (IRNR)
19% for EU residents, 24% for non-EU residents, calculated on cadastral value for unrented properties. Rental income is taxed at 19% (EU) or 24% (non-EU).
Wealth Tax
Applies to assets in Spain above €500,000 (Catalonia threshold). Non-residents are taxed only on Spanish-sited assets. Structuring via a holding company can mitigate exposure.
