Most international buyers budget carefully for the purchase, then stop thinking about cost. The purchase is a one-off event. Ownership is a subscription, and in a prime Barcelona building that subscription usually lands between 0.8% and 1.5% of the property value each year, before any tax on the asset itself.
None of these figures appear in a portal listing, which is why they surprise people twelve months after completion.
The bills that arrive every year
Five costs repeat annually. Together they explain most of the gap between what a buyer expects to pay and what a buyer actually pays.
Annual cost
Typical range for a 2M home
What drives it
IBI (property tax)
1,500 to 3,500
The cadastral value set by the municipality, not the market price. Prime flats often carry low cadastral values.
Community fees
3,000 to 9,000
Concierge, lift, pool, gardens, security, and the reserve fund the law requires.
Insurance
800 to 2,000
The building policy shared through the community, plus your own contents and liability cover.
Maintenance and repairs
4,000 to 12,000
Age of the installations, terrace and pool upkeep, and the works a period building quietly needs.
Municipal charges
200 to 700
Waste collection and similar local charges, now applied more widely across Catalonia.

The line most international owners forget
Catalonia levies its own wealth tax, with a scale and an exempt minimum that are less generous than in most Spanish regions. A Barcelona property counts towards it, and the administration may take the higher of the cadastral value, the acquisition price or a market value it assesses itself. Since 2022 a state solidarity tax on large fortunes sits above it, designed to reach estates the regional tax no longer captures. Non-residents pay only on Spanish assets, which in practice means the property and Spanish bank balances, not their worldwide estate.
Three consequences follow. Holding a property through a Spanish or foreign company does not automatically remove the tax. Whose name the property is in changes the bill. And because the calculation is annual, a value that grows over ten years changes what the home costs to keep.
What a rented property adds
If the home is let, the tax picture changes rather than simply grows. Non-residents pay Spanish income tax on the rent: 19% for residents of the EU and EEA, 24% otherwise, on the gross rent, with expenses directly linked to the property generally deductible. Barcelona is a designated stressed rental market, so rent reviews follow the national cap and new tourist licences are effectively closed. Anyone buying to let should model the regulated rent, not the rent a short term listing would earn.

The building, not the flat
Two apartments of the same size and price can differ by 6,000 a year in community fees and maintenance, depending on whether the building has a concierge, a pool, a lift to every floor, or a facade that needs restoring.
Energy and installations
A 1970s building with original wiring, a central boiler and single glazing costs more every year than a renovated one. The saving in running costs rarely justifies the works on its own, but it changes how easily the property sells.
Vacancy
An empty home still pays IBI, community fees, insurance and security. Budget for it, and check that your policy covers a long unoccupied period, because many standard policies do not.
A working rule before you sign
Reserve between 1% and 1.5% of the property value each year for ownership costs, and keep a separate fund for the works a period building will eventually need: facade, roof, lift, installations. Before making an offer, ask for the last three years of community minutes. What is approved there is what you will pay for, and a pending derrama, a special levy for major works, can arrive months after completion.

Frequently Asked Questions
Including IBI, community fees, insurance and maintenance, most owners should plan for 15,000 to 30,000 a year, before wealth tax and before rental income tax if the property is let.
No. IBI is based on the cadastral value, which the municipality sets and which is often far below the market price. That is why two similar flats in the same area can show different bills.
Yes, on Spanish assets, once net worth exceeds the exempt minimum Catalonia applies. The scale is regional and less generous than in most of Spain, so the calculation should be done before purchase, not after.
Only by the community itself, through a vote. What a buyer can do is read the minutes and the budget before offering, and understand which services the fee actually covers.
